After her death, my trustees Thomas Robins and Hannah Cox, to sell all my real estate (except the Chosely West Moor Common) for the best price as well as my stocks and securities, which together with the rest of my personal estate shall be shared equally between any children at the age of 21, and if dead then to the survivor(s).
