To: Frances Knight

An annuity of ninety pounds granted to Mrs. Frances Knight following the purchase by me of her interests in land at Puttingham and Tring in Hertfordshire; any surplus from the income of the land after payment of the annuity to be paid to my wife for life.  If my wife survives Mrs Knight, my wife to receive all the rents for her life from those properties.
