To my wife (Sarah Hucks) my property in Friday Street, for her life and after her death to her children in such shares as my wife directs by her will or otherwise;  in the absence of such will or direction, the property to be divided between all my children equally as tenants in common.  All the rest of my estate to my wife for her life and after her death, to be divided amongst my children as she directs.

0003: Oxford Baker being willing to settle my affairs do make
0004: publish and declare this to be my last Will and Testament
0005: in manner and form following (that is to say) all that my
0006: Messuage or Tenement with the Appurtenances situate - - -

0008: my own Occupation I Give and devise unto my wife for
0009: and during the term of her natural life and from and after
0010: her decease then to amongst all her Children in such
0011: shares and proportions as she my said Wife shall in and

0013: executed and attested or by any other deed under her hand
0014: and seal by her duly executed and attested shall declare
0015: direct limit or appoint and in default of such declaration
