To: Mary Matthews (Niece)

To my niece Mary Matthews, one third part of my property, and malthouse, in Henley now occupied by myself and also one third of the property on the west side of the Market place, Reading, and also one third of those three Little Gardens near the Vastons, Reading (held by lease from John Blagrave) for her life and for her issue.  If she dies without issue then her share in the properties to go to my nephews William Matthews and Joseph Matthews as tenants in common for ever.  The properties to be charged with the legacies to George Matthews and Mary Andrews.
