I give to my wife Mary all my properties in Wooburn Heath or elsewhere within Buckinghamshire for her lifetime and after her death they pass to my daughter Rebecca and, if I have any after-born children, then in equal shares between her and them. If my daughter or any such after-born children should die before reaching the age of twenty one without leaving issue, that child's share shall be divided equally amongst the survivors. If Rebecca and all other after-born children should die before reaching twenty one without leaving issue, then I give these properties to my brothers Joseph Waring and William Waring and my sister Mary Lamley, wife of William Lamley of Bloxham in Oxfordshire in equal shares as tenants in common.
